“Why work with a real estate agent?”
Sellers: This is what real estate agents do. Help sell real estate.
Real Estate Agents have access to an array of marketing opportunities from MLS to online advertising sites (like Trulia) to other agents. They can create marketing pieces and campaigns to get your property seen and sold. They also have access to things like eKey and Supra lockboxes to make showings flexible.
They are licensed in real estate and have an in-depth knowledge of the laws of real estate. They associate with vendors that can help you along the way, have access to forms and documents, and help get to the closing table. They invest their money, time and energy to ensure that your property is sold.
Buyers: Typically agent commissions are paid by the Seller and are handled in a property’s listing agreement. What does this mean for you? Your agent is paid by the Seller. Are there exceptions? Yes. But that is usually the case.
So why would you represent yourself and go into a transaction without representation when you can have a licensed professional in your corner for little to nothing out of your pocket?
Real Estate Agents are licensed in real estate and have an in-depth knowledge of the laws of real estate. They associate with vendors that can help you along the way including mortgage brokers, inspectors, surveyors, etc.
Real Estate Agents go through 72 hours of FREC-approved class to get approved to take the state exam. They then take 45 hours of post-licensing eduction. Every 2 years they complete another 14 hour of continuing education to ensure that they are up to date. And if they are an Associate Broker or Broker, they go through even more education for that designation.
They know the rules, the laws and keep their finger on the pulse of the market.
So, the real question is “Why wouldn’t you work with a real estate agent?”
